Gate Repair · Collin & Denton Counties
Frisco is almost entirely new build, which means the gates are newer than the failures suggest. Most of what we see here is first-generation hardware reaching the end of its service life at once across a whole phase, plus operators cooked by west-facing afternoon sun with no mature trees to shade them.
The equipment that went in with these houses was specified to a build budget: an operator matched to the gate as drawn, a basic receiver, and the minimum compliant safety devices. None of that is wrong on day one. What it means years later is that entries installed within the same few months tend to want the same work in the same season, and any manufacturer cover ran out on all of them at once. For an association looking after several entrances, that is a budgeting question as much as a repair one.
The trees here are young. A west-facing operator enclosure sits in unbroken sun through the hottest part of a 100°F afternoon, and the air temperature is not what the control board inside experiences. Identical hardware in shade lasts noticeably longer. The tell is a fault that follows the clock rather than the calendar: the gate cycles happily all morning, then starts hesitating or refusing to close from mid-afternoon on. Sealed, shaded or vented enclosures are cheap next to the board they protect.
Most Frisco calls come down to heat-stressed electronics and worn first-generation drive parts. We take on operator diagnosis and repair, operator replacement sized to the gate as built, and keypads, receivers and loops, anywhere from the Tollway corridor out to the Denton County side.
