Plano runs from 1970s ranch streets east of Central Expressway to the gated estate drives of west Plano and the newer builds up by Legacy. Ornamental iron over brick columns is the default, and most of it sits on Blackland Prairie clay that swells and shrinks enough to walk a gate post out of plumb between a wet spring and an August drought.
East of Central Expressway the housing is 1970s ranch, and nearly every gate on those streets was added long after the house. On the older side of town the gate usually hangs off masonry columns whose footings are shallower than anything anyone would pour for a powered gate now. When the ground moves under them, the symptom is a leaf that starts catching by late summer and clears again after a wet spring — which is exactly why it gets left. Meanwhile the operator is fighting that bind on every cycle and quietly wearing out. A gate that only drags part of the year is still a gate that needs looking at.
